The Difference Between Residential and Touristic Complexes in Tenerife

When you buy a property in Tenerife it comes under one of two categories.

The first category is a residential property and the other is a touristic property.

It's quite easy to understand the difference between the two.

Touristic Complexes in Tenerife

A touristic complex is a building that can be rented out on a short term weekly basis commercially.

If you want to do this then you need to get a touristic license for it.

In order to even apply for a touristic license in Tenerife the complex needs to have a 50% plus 1 apartment.

Even then there are rules set out by the tourist board you need to comply with.

These rules are things like fire safety regulations and such.

A Touristic property can only be rented through the onsite management company.

They will handle registering clients with the tourist board.

A property designed to be a tourist complex will often have amenities such as heated pools, pool bars, or even restaurants for tourists to enjoy while on holiday.
Community fees tend to be higher with touristic complexes but, as these properties are often bought as investments, this is usually a small matter to owners.

A resident most likely wouldn't want to use these tourist amenities anyway so it doesn't make much sense to live in a complex as a resident when it's clearly designed for tourists.

Residential Properties in Tenerife

If you're after a property to live and relax in then you need to purchase a residential property.

Residential properties practically guarantee peace and quiet to owners.

While it is true that some residential property owners may let people they know borrow their property there's no need to worry about it being let out to travellers all year round and a residential property is very peaceful compared to a touristic property.

A residential property comes with smaller community fees and a real feel of being at home.

A touristic property feels just like that; touristic.

The Differences

A touristic property or complex is designed with tourists in mind.

It's what people will think of when they think of a tourist complex.

There are amenities and tourists enjoying their holiday all year round.

They also have touristic licenses that come with higher community fees and are considered an investment rather than a home.

Residential properties are much more peaceful than a touristic complex.

It's what you would consider a home.

The community fees are much lower and your neighbours are likely going to be the same all year round.

A residential property is a place to come home to after a long day of work and sit and relax in your own little slice of the paradise that is Tenerife.

If you want a home then you want a residential property.

If you want to invest and rent out the property to tourists then go touristic.
